Königstrasse 1c is the heart of the Schlossgartenqurtier and marks the start of the extensive refurbishment work. The planned hybrid timber construction and the green, accessible pitched roof are considered an architectural and sustainable statement. Another special feature is the opening of the Theaterpassage, which now visibly connects Königstrasse with the Schlossgarten. Once known everywhere as a Hertie store, Königstrasse 1c will once again become a magnet for the public. This will be ensured by the planned retail space on Königstrasse and the two restaurants facing towards Schlossgarten.

An architectural highlight is the green, accessible pitched roof with roof terraces and panoramic windows that provide an unobstructed view of the Schlossgarten. Oliv Architekten from Munich have succeeded in visually extending the Schlossgarten into Königstrasse 1c. An eye-catcher on the one hand and a positive effect on the indoor climate of the office space on the other.

The dismantling of the Theaterpassage will create attractive visual axes and inviting pathways between the Königstrasse shopping mile and the cultural mile at the Schlossgarten with its theater, opera and museums. Another effect: the new building complex makes it possible to perceive Königstrasse 1c, Königstrasse 1 and the Schlossgartenhotel as independent buildings again.

The previously closed facade facing the Schlossgarten will be opened up to allow more light and air into the building. This will be made possible, among other things, by the newly cut inner courtyard, which will be created on the site of the former escalators of the department store.

The first floor will be divided into small or larger restaurants and retail spaces as required. This flexible use of space enables a diverse, dynamic mix of larger retail chains and small retailers, concept stores and manufactories. On the upper floors, modern office space that can also be flexibly adapted to individual requirements is being created in a hybrid timber construction. Whether coworking spaces, open meeting culture or agile working - almost anything is possible.

In order to improve the quality of stay in the Oberer Schlossgarten and make the most of the existing potential, the areas used for outdoor dining are being expanded into a food court. The aim is to enliven the park frontage with all-day, 24/7 gastronomic offerings and make it attractive for passers-by and guests alike.

Sustainability, energy efficiency and climate protection also play a major role in this building. That is why the roof areas - spread over three levels of the building - are greened. Not just with mosses and low grasses, but designed as gardens that can be used for meetings and breaks. Where possible, external walls are also given a "green dress" to help improve the urban climate.

The "Schlossgartenquartier" is part of a digital ecosystem for circular construction. With a view to conserving resources and reducing the carbon footprint, the experts from the circular economy start-up Concular tested all of the building's construction materials for their reusability. Facade and window elements, banisters, doors and gates: numerous components thus return to the construction cycle - saving a large amount of grey energy, material resources and ultimately CO2.

Whether concept store, manufactory or branch of a large retail chain: all catering and retail spaces can be optimally tailored to individual requirements, such as sales ideas and catering concepts, in terms of space and equipment. This flexibility of the premises and the associated future diversity makes the green heart of the Schlossgartenquartier a special location - an "open space" for creative ideas and services.
