Königstrasse 1c is the heart of the Schlossgartenquartier and marks the opening of the extensive refurbishment project. The planned hybrid timber construction and the green, accessible pitched roof are striking architectural and sustainable statements. Another special feature is the opening of the Theaterpassage, which will visibly connect the Königstrasse with the Schlossgarten. Once known everywhere as a Hertie store, Königstrasse 1c will once again become a magnet for the public. This will be ensured by the planned retail space on the Königstrasse and the two restaurants facing the Schlossgarten.

An architectural highlight is the green, accessible pitched roof with roof terraces and panoramic windows that provide an unobstructed view of the Schlossgarten. Oliv architects from Munich have succeeded in visually extending the Schlossgarten into Königstrasse 1c. This is not just an eye-catcher, but also has a positive effect on the indoor climate of the office space.

The dismantling of the Theaterpassage will create attractive sightlines and inviting pathways between the Königstrasse shopping mile and the cultural mile along the Schlossgarten, with its theater, opera house and museums. Another effect: the new building complex will allow Königstrasse 1c, Königstrasse 1 and the Hotel am Schlossgarten to be perceived as independent buildings once more.

The previously closed façade facing the Schlossgarten will be opened up to allow air and light into the building. This will be made possible in part by the newly cut inner courtyard, which will be created on the site of the former escalators of the department store.

The street level will be divided into smaller or larger restaurants and retail spaces as required. This flexible use of space allows for a diverse, dynamic mix of larger retail chains and smaller retailers, concept stores and manufacturers. The upper floors will feature contemporary office spaces constructed using a hybrid timber design that can be adapted to individual requirements. Whether coworking spaces, open meeting culture or agile working - almost anything is possible.

In order to improve the quality of the visitor experience in the upper Schlossgarten and make the most of the existing potential, the outdoor dining areas will be expanded to create a food court. The aim is to revitalise the park front with 24/7 dining options and make it attractive for passers-by and guests.

Sustainability, energy efficiency and climate protection also play a major role in this building. That's why the roof areas - spread over three floors - are being greened. Not just with moss and low grasses, but designed as gardens that can be used for meetings and breaks. Where possible, external walls are also given a "green coat" to help improve the urban climate.

The "Schlossgartenquartier" is part of a digital ecosystem for circular construction. With a view to conserving resources and reducing the carbon footprint, Concular – a start-up with expertise in the circular economy – has checked all the building's construction materials for their reusability. Façade and window elements, banisters, doors and gates: numerous components will be returned to the construction cycle, saving a large amount of embodied energy, material resources and ultimately CO2.
